House Flip Before & Afters
We’ve been professionally renovating houses for resale for over seven years. I (Lori) and the ideas person, and Sonny, my honey make what’s in my mind a reality. Together we have completely transformed small and large houses from top to bottom. Some involved total gutting and others just needed a quick facelift.
Here are some of the steps involved in the house-flipping process:
- Finding a property: The first step in house flipping is to find a property that is suitable for flipping. This may involve working with a real estate agent or searching online listings. We have an awesome realtor who partners with us in this process, and we couldn’t do what we do without him.
- Assessing the property: Once a property is identified, it’s important to assess the property to determine what repairs and renovations will be needed. We always get a full professional inspection, plus we give it a full inspection ourselves to evaluate how much work and money will need to go into the process.
- Creating a budget: Once the repairs and renovations are identified, a budget must be created to determine how much the project will cost. Remember, TIME is a huge part of the budget. Time is money, and a project that will take too long to complete does not have a good return on investment.
- Securing financing: House flipping typically requires financing to cover the purchase price of the property and the cost of renovations. Again, we work as a part of a team to make this happen from finding the properties to financing them.
- Renovating the property: The next step is to renovate the property according to the plan and budget.
- Marketing and selling the property: Once the renovations are complete, the property must be marketed and sold. This may involve working with a real estate agent or listing the property for sale online.
- Closing the sale: Finally, once a buyer is found, the sale must be closed, and the profits from the sale distributed to the investors.
